A lovely comfortable place to stay. I was made very welcome & nothing was too much trouble. A delicious breakfast on both mornings thank you. I have no hesitation in recommending Warwick House to friends & family. I hope to stay again. Carol.
Tips:Easy access to everything very central but quiet. Lovely garden to sit in the sun in the summer months. Owners very pleasant & helpful. They enjoy running Warwick House & it shows.

The hosts waited patiently for our late arrival. The breakfasts were outstanding and the rooms and tips from host were spit on.

Once again an absolutely superb stay courtesy of Garrin and Alison who couldn't be more welcoming an friendly. Excellent breakfast with a good choice and my wife who is vegan was catered for really well. House is blessed with good sea views but set back enough from the prom to make it quiet and peaceful. Lovely garden area at the front where you can sit.
Tips:We travelled by train,the station being a 10 minute walk away. Car parking on site which will be a blessing because Penzance has notorious parking problems. If you do go in a car leave it safely parked at Warwick House and use the excellent public transport system.

Tips:Don't follow Google over the hill - stay on the waterfront round the point! Make sure you get your breakfast order in by 7pm the night before!

Tips:If you have a bus pass,leave the car in the private car park and travel all over the peninsula.If you don't, it's still pretty cheap transport.Good places to eat within 5 minutes walk. Just over the road from the Jubilee Pool. 5 minutes walk to catch the ferry for the Scilly Isles. You will love Warwick House!

Spotless and comfortable room with lovely sea views. Welcoming and friendly hosts and superb breakfasts. Close to an amazing outdoor lido and thermal sea pool. Had a happy reunion with old school friends and this lovely B&B added to many happy memories. I am sure even Alex Politsi could not fault this great B&B.

When decided to pay a visit to Penzance, a place I had lived in for many years I didn't want to go to a hotel. Choosing instead somewhere more personal. And I got exactly what I wanted. Warwick house is in a beautiful position with immediate access to the promenade and harbour where lovely fish restaurants are situated. The room had everything I needed including a good en suite shower. The breakfasts are to die for, setting me up for the day! Garrin and Alison were excellent hosts, nothing was too much trouble. I wish them well for the season and hopefully I will be back.

Tips:Flights of steps on entry and in house fittingly placed need to be considered if mobility a problem. Otherwise all comforts and central and level position between sea, gardens and town a real bonus.

The Warwick House was a very please t place to stay. The room was a good size, staff were amazing, great location and clean. Would highly recommend
Tips:A few idea’s - ate at the Bakehouse, a short walk away and it was amazing - there is a bus that goes around the entire Cornwall peninsula in a 4 hour run. You can sit outside on the top deck - on a nice day it was amazing g scenery with a no stress drive. Best place to catch is at the bus station. Every day they run one that goes clockewise and one that goes counter clockwise. Best place to catch is at the bus station - large parking lot beside the bus/train station. Pay the driver. We paid 17 pounds for two - great value. Enjoy

Get the rads sorted a couple of days without them working ,didn't realise heating was a timed issue ,decent brekkie luved the bacon hosts were fine defo will visit during summer

Fantastic B&B - we were made welcome from the minute we starting corresponding with Garrin and Alison. The B&B is spotlessly clean and the room and bed are so comfortable. I have given 4 stars for facilities as being a solo visitor through the winter I have not been out in the evenings and rely on the television for entertainment. The quality of the picture on the TV and a remote that is difficult to use has been annoying. Otherwise every thing else is great.

What a beautiful & historic house with wonderful hosts. Well within walking distance to restaurants & shopping. The train station is nearby, but we had a car which we could park at the house & get in & out easily. Day trips to Land’s End & St Ives easily doable. Garrin & Allison are helpful & full of information & suggestions. We will definitely stay there again in the future!
Tips:You may not want to go to a nearby pub on Quiz nights. Very loud!

This is the most perfectly run B&B with have ever stayed in. The attention to detail can be seen in the room and at breakfast. Knowing that we were coming from upcountry they supplied directions to avoid the A30 major roadworks. A lovely couple with nice kids; always ready to help. I would give 6 stars if it was possible
Tips:We love Penzance, many things to do for people of all interest. Hiking, painting, bird watching or just sitting on the beach in the sun.

This is one of the best places we have ever stayed in. The house and area are very well-kept, quiet, pretty, safe, relaxing and convenient. Garrin and Alison are perfect hosts in every way! They are friendly, organized, upbeat, knowledgeable and kind, going out of their way to help their guests. Breakfast is not only delicious and varied, but it is served in a lovely setting, and the guests (some are frequent visitors!) tend to interact comfortably, all creating a very pleasant and cordial atmosphere. The only reason I fail to give 5* is; 1. Bedroom/shower room smaller than I would have preferred. 2. No shaving mirror in bathroom requiring to wet shave via bedroom mirror (rather awkward). Hospitality, breakfast, cleanliness, decor etc., parking, position overlooking the sea all superb and 5*. Thankyou hosts.

Lovely B& B in the centre of Penzance. This location proved to be quite central to many spots we wanted to visit -in particular St. Michael Mount. The hosts were very pleasant, knowledgable and helpful.

Warwick House is a true gem in a hart of Penance. I have been staring there many times. I love its location, I like the owners Garrin and Alison who are so warm and welcoming each time I come and too, very helpful. Absolutely superb stay in an absolutely superb guest house. Garrin and Alison were the perfect hosts and the room we had (sea view) was immaculate indeed the bathroom sparkled so much you needed sunglasses! Breakfast was amazing and my wife,who is vegan,had a bigger breakfast than me!! Alison also very kindly drove us back to the station after my hip pain problem flared up. Situated yards from the prom yet set back enough to be quiet. One of the best we have stated in.
Tips:We travelled by train (about a 12 minute walk on the flat) but if in a car Warwick House have their own car park which is a blessing in Penzance believe me. Parking can be very difficult and expensive in Penzance. You should seriously think about leaving the car at home. A few of the places nearby (Marizion, Mousehole) whilst pretty are somewhat ruined by the motor car. There is an excellent cheap bus service.

The very moment we set foot on Warwick House steps I felt like I was coming home. The welcoming from Alison, Garrin, Ella and Harry was amazing and they was a wealth of knowledge for best places to visit and for dining. The room and facilities was very clean and the view looking out over the bay was well worth the effort of the stairs. Their breakfast menu has a varied selection of foods that was very tasty and cooked to perfection- a good start for a very busy day of sightseeing. A B&B that has a fantastic family atmosphere and ideally located within Penzance. I would most definitely return to Warwick House and highly recommend a visit.
Tips:Use the lounge and hang out with the family as they have so much information about the area and they are more than happy to share their local knowledge.

Garrin and Alison run one of the best guest houses we have been to. It is most conveniently placed near the sea,restaurants and ferry port with lovely views of the sea. We so enjoyed our chats at breakfast with Louise and in the evening with the family and other guests. We had never stayed in a guesthouse with such a personal touch!

I received helpful communication and information from Garrin and Alison prior to my stay, and was well looked after with a cosy and comfortable single room and great breakfasts during my stay. I would not hesitate to book again, as not only is this guest house in a great location for the ferry port, but it would also make a great base for exploring the Cornish mainland. I only wish I'd had longer!
Tips:I was there for only 1 night prior to a holiday in the Isles of Scilly, and 2 nights on my return, and so did not get chance to explore the immediate area. The location is great for the ferry port, which is just around the corner, but also for other local boat trips which leave from nearby. It seems a great base also for exploring Cornwall if you are without a car, as there is both a bus station and a train station nearby.

Right next to great pubs, especially enjoyed Dolphin Arms. Caught the coaster bus across the street at Jubilee pool. Easy walk from train station. 5 min from downtown up chapel or Queen st. Nice outdoor patio in front. We had church view room very quiet. Stayed 4 nights and a good night’s sleep every night even with window open, and I’ m a light sleeper. Highly recommended

Tips:Eat seafood wherever you go! It’s fresh and delicious. Loved the fish at the Boatshed particularly. Also if there is a show on at the Minack outdoor theatre this is an experience not to be missed. Also book ahead and go early to St Michael’s Mount. The castle and views are spectacular but it gets busy as the morning progresses.

Tips:The dolphin Inn is a must for a nice Sunday roast (booking is advised) The Quirky bird and the Family Hangout in the town centre are good choice for snacks. St Ives and Mousehole are definitely worth visiting and Newlyn has a great fish and chip shop called Lewis's. Bus and rail links to other parts of Cornwall are really good (in fact once here you don't have to use your car again)

On my first trip to Penzance, I had the pleasure of staying at the Warwick House. I was welcomed by one of the hosts, Garrin, who was very friendly and gave me recommendations on where to visit and how to get around Penzance. I later met Alison who was also very lovely and attentive at breakfast! Breakfast is from 7am-9am. The food was really good, particularly the eggs benedict! After breakfast, you get caught up chatting to the lovely people working there. I stayed in the single room which was sufficient for my stay since I was doing a lot of sightseeing. The bed was comfy and had all the basic necessities I needed. If you are staying 2 nights or more, I recommend booking via their website rather than other platforms as it’s cheaper. All the reviews I have read about this place has been positive, and it is well deserved! I really appreciated the kindness and attention to detail for their guests! Here’s another positive review. I will happily come back here again!
Tips:If you’re planning a day to visit Land’s End or Minack Theatre via one of the coaster sightseeing buses, do it as early as you can if you want to make the most of your day since the last running bus is at 18:45. Definitely start your day going on those coaster buses if it’s your first time in Penzance, they only cost £5 for an adult!

Garrin and Allison were so welcoming from the very moment we stepped in. They made the guest house feel like our home and we loved our room with the sea view. The guest house is clean and the front garden area has so many great picture taking opportunities overlooking the sea. The parking facilities were very easy to access from the main road. Garrin recommended some amazing places to visit in Cornwall in both Porthcurno and St Ives. The breakfast's were delicious, our particular favourite were the vegetarian breakfast and Eggs Royale. One recommendation would be to have a coffee machine which makes Latte's as the filter coffee was not to our liking.
Tips:Definitely go to Minack Theatre and the Yellow Canary for eating in St Ives.

Garrin was extremely helpful and made my stay very pleasant. The only reason for a 4 star for facilities was that the shower in my room was extremely hot and hard to regulate the temp of the water, as well as the flow being a bit weak. However, a minor point and overall would happily stay here again.

Lovely location just off the promenade with restaurants and pubs close by. New hosts this year, Garrin and Alison, who I'm sure are going continue to provide the friendly helpful service we have been used to in this well appointed and comfortable guest house.The breakfasts are varied and delicious and nothing is too much trouble for the friendly staff.
Tips:The Art Deco Jubilee Pool is across the road from the guest House and has a Geothermal section which is fairly new. Also a large sea water pool. Lots of room to sunbathe on hired deck chairs plus an excellent cafe. Penlee House in Morrab Road has an excellent park and produces outdoor plays and various other entertainment during the summer season. In the house there is always an exhibition of one of the Newlyn School Artists. This year (2022) it is Walter Langley. Also in Morrab Road is Sub Tropical Morrab Garden where you can while away many relaxing hours. Newlyn, which is a working fishing harbour is an interesting visit plus Mousehole is a short bus ride away. Naturally there are restaurants to cater for all tastes and pockets. Frasers fish and chip shop on the promenade has a good reputation and is very popular. Nearby the Spaghetti House has good food and a wonderful view.

The Warwick is ideally situated with views out to the sea and it's near both the bus and railway station. The breakfasts are excellent - we have never had so much choice. The staff are very helpful and obliging. We felt almost at home and were sorry when the holiday ended and we had to leave.
Tips:The food is very good at Gino's and the Boatshed. The Jubilee Pool is lovely to swim in. A visit to the Scillies is a must. The bus service around the area is regular and stops at all the usual tourist spots.

Marvellous team, who work seamlessly together to provide meticulous service. Spotless establishment, incredibly comfortable, all our needs were met. Scrumptious breakfast from Ninja Gavin with a wide range of choices to cater for all pallets. Little details remembered eg you like English Mustard and lots of tea. Nothing was too much trouble for all team members who were friendly yet professional.
Tips:If you need something ask as it will be provided if it is possible. Buy a weeks bus ticket and use the local buses so you don't have to bother about driving and parking, you meet the locals and discover views you would miss in your car. Have a Jelberts ice cream from Newlyn Don't rush just enjoy.

We had the opportunity to stay at the Warwick at the beginning of our trip and again during our last days in Penzance. A gem of a place with friendly and attentive owners, truly gorgeous breakfasts along with lovely, comfy and clean rooms. Warwick House is perfectly placed both for the seafront and the historic area around Chapel Street with its independent shops and cafes and ancient pubs. Highly recommended.
Tips:The Navy pub - a stone's throw away - serves mouthwatering seafood and good beer. The Admiral Benbow pub in Chapel Street with its smuggler on the roof and smuggler tunnels beneath is an unmissable Penzance experience!

Very welcoming hosts, couldn’t do enough to make our stay very pleasurable, kindly allowed our children to park their cars, when on a day out with us, lovely staff, whatever we requested we got. We would definitely recommend and if we were to visit Penzance again would definitely book this accommodation, variable choices for breakfast and the hosts daughter was extremely helpful at breakfast time. What an absolute treat! Chris and Julie are excellent hosts, giving friendly and unobtrusive service. The guesthouse is clean and stylish in a super location, close enough to visit the local interests on foot, but quiet enough to allow a good night's sleep. Breakfast was plentiful, using great products and allowing enough choices to satisfy everyone. The whole vibe was contentment and simple relaxation. We shall return!
Tips:There is plenty to do from walking on the promenade or getting the local bus to Newlyn, THE home of great fish (and crab soup in the Red Lion pub), or hopping on the train to St Ives. St Michael's Mount is about a 45 min walk. Bring comfortable walking shoes, which allows the freedom to stroll.

Julie and Chris were very welcoming. The house is beautiful and the breakfasts were delicious with many different options. Both also provided local knowledge on restaurants, hiking, and places of interest to visit. We had a very nice stay at Warwick House! I would definitely recommend a stay there!
Tips:Walking/ hiking to Mousehole and on to Carn Du is a long hike and muddy, but it gives you a glimpse of Newlyn and Mousehole and the rocky cliffs with great views of the coastline!

Really nice B&B hotel, spotlessly clean, really comfortable beds, great sea view room 6 and so quiet. Bonus is free secure parking in front of the hotel. Ideal location Set back just from the promenade. Chris & Julie very welcoming. The breakfast choices were excellent and delicious. Enough choice for everyone. Any special dietary needs can be catered for. Loved the coffee, croissants & vegetarian sausage though neither of us are vegetarian. Fresh milk available from the fridge in the dining room and you can pop your wine etc in there to keep chilled. Wouldn’t hesitate to book here again. Jeanie & John
Tips:The Navy Inn is nice, good choice of locally caught fish, crab & lobster if you like. Worth paying that bit more and all cooked fresh. Will even let you know where caught. They strive to cook seasonally. Husband & Wife team who only took over Winter 2020. They are working hard to build the business. Be sure to book early as they get booked up as do the other eateries. The Dolphin overpriced for under par food. The Turks Head nice but book in advance Weatherspoon’s the worst one I’ve visited. St Mawes is a nice visit across from Falmouth. The water taxi is only £5 return. St Ives is nice with Sandy beaches. Lovely walk on the coastal footpaths with great views. Nice & windy for the surfers. Really busy in the town with narrow streets and the cars have access as they do in Falmouth so be especially careful. Marazion to visit The Mount is a nice easy walk or quick bus ride. Remember to book your tickets online worth the walk over when the tide is out or you can book the boat online at the same time. It’s National Trust otherwise it’s about £54 for 2 to do the castle and gardens. We left the car parked and used the trains and buses. Mousehole is easy to walk to or catch the M6 bus. The Pilchard cafe do excellent cream tea and the scones plus cakes are made on the premises by the owner every day. They’re only open until 3pm. Sandwiches were lovely.

What can we say - Julie and Chris, you are the perfect hosts. You welcomed us with light refreshments on the patio when we arrived, which we very much enjoyed after such a long car journey. The breakfasts were amazing, catering for various tastes, etc, including vegetarian. Nothing was too much trouble, even asking for an extra sausage at breakfast! We were also spoilt with some lovely hand made chocolates as we were belatedly celebrating our 30th wedding anniversary. The sea view room was amazing. Very clean, with a comfy bed and a wonderful view. What more could we ask for. And parking on-site was an added bonus. Our stay at Warwick House will stay in our memories for a very long time, for all the right reasons. We are looking forward to returning in the not too distant future, if you'll have us!
Tips:Penzance is an ideal base for exploring the far end of Cornwall. Warwick House is perfectly positioned on the sea front, with plenty of shops, pubs, and other eateries on the doorstep. There's also a bus and train station within easy walking distance. There's more that we didn't have time to explore, which is another reason why we would like to return.

We were welcomed by Julie with a big smile and a cup of tea, although we arrived much earlier than the booking-in time. The breakfasts were excellent. Everything was spotlessly clean and we felt very confident that all the Covid guidelines were being adhered to. Only tiny criticism we would make was that the shower wasn't very powerful and there was nowhere to dry the towels. All in all, a very comfortable and friendly place to stay, with a fantastic view of the sea.

Fabulous guesthouse in a very central location. Made to feel very welcomed and well looked after by the very friendly owners Julie and Chris. My room was very warm, comfortable and extremely clean. Great bed and bedding and my room was very peaceful. I couldn’t hear anything from adjoining rooms. Good shower. Everything needed to ensure a comfortable stay was provided including a decent hairdryer! The breakfasts were excellent. A fabulous choice, great quality of ingredients sourced locally and beautifully cooked. Top marks for presentation too. I felt very safe regarding Covid and Julie and Chris has ensured that there are plenty of sanitiser is available, there are staggered breakfast times with tables set at a safe distance from each other and everything is kept scrupulously clean. I would definitely return and definitely recommend a stay here to anyone. Because of the style of the building there are a lot of steps to the entrance so could be a problem if anyone had mobility issues.

Warwick House is the perfect place to stay, and very convenient for the Scillonian if you are going to the Scillies - as we were. As it is set back from the road it is very quiet. The breakfasts are top class, with lots of choice, and better than many hotels we have stayed in.

I can not fault our stay at Warwick house in any way Chris and julie do all that they can to make your stay as pleasant as possible.
Tips:There is plenty to do and see in and around penzance and Warwick house is a perfect base to stay. If you enjoy walking the coastal paths are on the door step and lands end is only a 20 min drive away. There are plenty of places to eat in penzance all within walking distance.

Tips:We always go to the Old Lifeboat House Bistro for an evening meal - excellent fish dishes and reasonably priced wine. If you go to St Ives take the train from St Erth where the new car park is £2.30 for the day. This saves you having to park in the town and gives you a nice 15 min ride along the estuary.

We only stayed at Warwick house for night and I washed we stayed longer!. From the moment we parked our car, Chris could not do more for you. Greeted us at the door, showed us to our room, explained everything to us in detail and even us coffee or tea (which I have never experienced in any other BnB). The room was perfect and the bed was so comfortable. Everything was Covid19 friendly and masks worn all the time. The breakfast was delicious! We had pancakes and a salmon bagels (definitely recommend). Once we checked in, we didn't explore the town as we was using Warwick House as a base to explore St Michaels Mount the next day as we had a an early start. I know when we come back to Cornwall I will definitely be staying here again. Again thank you to Chris/Julie for a great stay.
Tips:I would definitely recommend seeing St Michael Mount (tickets need to be booked in advance) and walking along the sea front.

Well designed and spacious room. Great sea view. Nice seating area in front garden. Good cooked breakfasts. Helpful and friendly hosts. Numerous good bars and restaurants nearby. We also appreciated being able to check-in early.
Tips:There are nice coastal walks to Mousehole and St Michael's Mount with frequent buses back. There are also numerous potential day-trips by bus to nearby places like St Ives and Land's End.

Very friendly and helpful. An excellent choice of breakfasts. Spacious dining - room with lounge area. Clean and comfortable beds. Clean shower rooms.
Tips:If you like a roast lunch with plenty of vegetables go to Colyers - opposite The Exchange Gallery. Penlee Gallery and Museum is a MUST. See the paintings of the Newlyn School among others,and eat/drink in the cafe there. Jelberts icecreams in Newlyn are famous!

The warmest of welcomes awaits you at Warwick House. Perfectly situated just off the Promenade, the seaview rooms offer picture postcard views over nearby Newlyn. Chris and Julie are perfect hosts, full of local knowledge, including how to pronounce some difficult Cornish placenames! There was so much choice on the breakfast menu, I'd recommend a longer stay to try them all! The bedrooms are spotless and the bed so comfy I fell asleep immediately.
Tips:Take a walk along the Promenade all the way to Newlyn and back. In Newlyn you can sample the local seafood at Mackerel Sky Seafood Bar. Stop off at Co-op and/or Lidl along the way on your return to stock up on snacks or other essentials. In Penzance itself, enjoy a pint of Cornish ale or cider, or indeed a meal, at The Turks Head and/or the Admiral Benbow. A visit to St Mary's Church, a stone's throw behind Warwick House, and a landmark of Penzance for miles to see, is a must.

A lovely guesthouse in a beautiful old house. Just so you know, with old houses, you get small rooms and steep stairs but that's the price you pay for the ambience! The room was very comfortable, nice bed, modern bathroom with sink in the bedroom. There were many nice extra touches and fresh flowers everywhere. Not much extra space for luggage but the space was well utilized. Breakfast was excellent--I recommend the Belgian waffles. They were the best I've ever had. The owners were so nice. I inadvertently left some clothes in a drawer and they made the effort to contact me and mail them to the next place we were staying. We were really impressed. This is a very nice place.
Tips:Leave half of your stuff at home. The nicest bnb's are often in old buildings with limited space. Extra luggage is a problem. Dinner at the Turks Head was very nice Keith's Cornish Tours gave us a nice tour of remote beaches and coves and sites we never would have found (or had the nerve to drive to) by ourselves.

This was our favorite BnB after 3 weeks of staying in various ones. We liked the ocean view, contemporary decor and roomy, light bathroom (we were in room 4) and the friendliness of Julie and Chris. On this row of BnBs yours is the only one to make good use of the front yard. If there were more shady spots we might have hung out there. The only thing I can think of to improve is to adjust the room door so it doesn’t slam and maybe put a luggage rack in the closet. ThNks for a restful stay at the end of our trip abroad.

An excellent stay with nothing too much trouble for our hosts. The assistance from Chris with our luggage was really appreciated. The requirement to book for a minimum of two nights was inconvenient and costly. However, it is fully understandable and accepted.
Tips:The open top bus journey arouns Lands End is worth doing on a fine day. It is breathtaking at times and keep your head and arms inside the bus when riding on open top deck!

Tips:A walk to st Micheal's Mount is a must for anyone. A Boat trip would be good to see dolphins & seals & local Restaurant called Blacks would be a good choice for a evening meal.

Tips:Minack is a must. Tin mines and Tremeheere Gardens recommended. Best restaurant we visited was Tolcarne Inn. Not sure about the Old Lifeboat Bistro where they failed to pick up our booking left on their answerphone (although they squeezed us in) and the manager/proprietor(?) did not deal well with another customer who got very stroppy while we were there. Finally, if you're looking for a quiet peaceful holiday I would avoid the Mazey Day weekend.

We had a really enjoyable 3 night stay recently as a stopover before visiting the Isles Of Scilly. The delicious breakfasts and luxury accommodation together with the friendliness and hospitality from Chris and Julie made it a memorable stay. The attractive rate of the garage car parking whilst we were away was an added bonus as well as the short distance to the quay. Huge thank you for everything....John & Chris
Tips:Enjoyed dining at the Old Coastguard in Mousehole and the Bay Restaurant,Penzance. A trip to the Minack Theatre,Porthcurno and Mousehole is definitely recommended.
